A new roof from Top Tier costs about $13,750 on a 25-square roof. A square is 100 square feet of roof surface, and that price includes everything on a standard replacement, including tearing off one existing layer of shingles. Unforeseen items are not included.
That’s our price at Top Tier, not a statewide average. It’s a ballpark until we’ve seen your roof in person, and even then there’s one thing we can’t see: the decking under your shingles. We only know what it looks like after we strip the shingles off, so unforeseen items can change the final price.
What raises the price
Three things can add to that number:
- Height: a house with two stories costs more.
- Steepness: so does a roof at 8/12 pitch or steeper. A house that is both two stories and steep pays the same as a house that is only one or the other.
- Extra layers: a second layer of shingles to tear off adds to the price. That’s not as common as it used to be.

Your house size and your roof size aren’t the same number. Roof surface includes the slope and the overhangs, so it’s usually bigger than the floor plan suggests.
Why our prices are based on a better shingle
Shingles aren’t all made to the same quality. The components change slightly from one grade to the next, and that affects how long the shingle lasts. Standard or lower-grade shingles usually go on new construction. We specialize in replacements, and we think the better shingle matters every time. If you need a lower grade, we can install it.
Our prices are based on the Owens Corning Duration, and it’s the shingle we always recommend. It has a reinforced strip built into the nailing area, which Owens Corning calls the first and only reinforced nailing zone on the face of a shingle.
So if you’re comparing quotes and one is a lot lower, ask what shingle it’s priced with. You may not be comparing the same roof.
