What Roofs Look Like Here
Monticello sits directly on the Mississippi River, about 40 miles northwest of Minneapolis — one of the most scenic spots on this list. Population has grown from about 14,500 in 2020 to roughly 15,500 today, a real small-river-town identity backed by sustained growth. Buyers here find a mix of established riverside neighborhoods, newer subdivisions on the edges of town, and a walkable downtown core — a broader range of housing eras and price points than a lot of the newer boomtowns nearby, which means we see a wider variety of roofs too.
Schools
The Monticello School District includes Monticello High School, consistently ranked among the top-performing high schools in the state.
River, Parks & Recreation
Monticello’s identity is genuinely tied to the Mississippi River. Every winter, hundreds of trumpeter swans gather near Mississippi Drive Park, drawn by warm water discharged from the Monticello Nuclear Generating Plant. Beyond that, the city has extensive walking and biking trails, one of the more impressive community centers in greater Minnesota, several golf courses, and the annual Monticello Riverfest.
Getting Around
At roughly 40 miles from downtown Minneapolis via Highway 25 and I-94, Monticello sits a little farther out than some neighboring cities — a tradeoff a lot of residents make willingly for river views and small-town pace.
Storm & Hail Damage
When storms hit, we come out, get on the roof, and inspect and document the condition slope by slope so there is a complete record of the damage before anyone makes a decision about it. If applicable, we document the damage and are on site for the adjuster visit.
